Reservation and Cancellation Policies

  1. Holiday weekends require a 2 night stay.

  2. Friday reservations require a 2 night stay from April thru Nov.

  3. All prices shown do not include 6% PA sales tax, and 5% local tax.

  4. All prices are for double occupancy. (Add person — see Policy #5)

  5. An additional person in a room where space permits is $20 per person per night.

  6. Events/parties must be approved through Ed & Sherri. Additional fees may apply.

  7. Special rates for whole house rentals/corporate/extended stays.

  8. We accept cash, traveler's checks and major credit cards. (Visa, MasterCard and Discover)

  9. Reservations require a major credit card to secure the reservation. Downpayment to hold your room(s) is 50% of one night stay. (Example: $200/per night in Freedom Room = $100 downpayment)

  10. Balance of payment for stay due upon arrival.

  11. Cancellations:
    a. Up to 1 week prior to check-in: No cancellation penalty.
    b. Within 1 week of check-in: $50.00 cancellation fee.
    c. Within 24 hours of check-in: $50.00 cancellation fee + 50% of room charge.d. No-shows and same-day cancellations are subject to the full price of the room rate. (as an alternative, we would be happy to reschedule your visit for another time.)

  12. Check-in time is between 3:00 – 9:00 pm unless a previously arranged arrival time has been set-up.

  13. Check-out is 11:00 am

  14. Onsite staff daily

  15. Daily housekeeping included in the room rate

  16. There are no refunds for early departure. 

  17. Sorry, we cannot accommodate pets.

  18. Non-smoking atmosphere for the pleasure and health of all our guests.
